Vera Street

Location: Frankston South

Type: Residential

Task: To construct two brand new modern townhouses including demolition of the old house and landscaping.

Overview:

A project to construct architecturally designed townhouses. In this project, the existing house was demolished, permits were obtained and new townhouses were constructed with turn-key finishes including concrete slabs, timber framing, tiled roofs, fully tiled bathrooms, timber floors, and aluminium windows. The project’s purpose was to complete the project as specified by the architect for a client who would sell or rent the units.

Difficulties Faced:

Challenges faced during the project. Due to COVID lockdowns and 25% working capacity, the project was significantly delayed. As a result of COVID lockdowns, material constraints caused issues with not only getting material but also increasing costs due to shortages and higher shipping costs. It was difficult to find subcontractors with a solid reputation since some workers were overseas and were not allowed into the country due to COVID.

Solution:

We overcame the above difficulties by: Adhering to Covid safety rules and the site’s COVID safety plan by keeping our sub-contractors well informed as to when they were allowed onsite. Using new suppliers to source materials when our current suppliers were out of stock. Finding new qualified sub-contractors with positive references to complete the works as required.

Products Used:

Semi Commercial aluminium windows and sliding doors James Hardie Sycon Stria shiplap cladding to first level Austral Metallic Bricks ‘Pewter’ Fully tiles bathrooms to ceiling height Feature cabinetry with stone benchtops Timber ‘Spotted Gum’ floors

Result:

The final result was that the townhouses were built to the client’s satisfaction. The client was delighted with our service and has asked us to build any future projects in the future.
